Is a business plan a must? well it depends on the strategy you are looking to invest in. In my opinion if you are investing in Lease Options, Wholesaling or Tax liens I don't think you do. On the other hand, if your strategy is to buy and hold you will probably need either a private lender or conventional financing. Often times when we get a lead, we run the numbers, check where the property is located, etc.  We see a property that's been on the market more than 90 days we think the possiblity of the owner being motivated to sell is high.
