Why is proof of funds necessary? in most cases either a realtor or a seller of a property will ask to see that you have funds either for a downpayment and/or closing costs.     On today’s show I wanted to talk about due diligence before investing in a property. My due diligence consists of mostly websites, and a couple of calls I make I can’t go into a investment without knowing a few things about the property, but before I do that I begin with the following.SearchingUsually it’s realtor.com, Zillow or on occasion craigslist, or if I’m registered with a realtor some of them send me properties.Once I find a investment property I’m interested in, I’ll go to Zillow and check out the county website, and see who is the owner of the property. Sometimes it might be a absentee homeowner who happens to live out of state or the property could have been taken back by the lender. On the same county site I will check out the yearly property taxes, and for insurance you can call geico, state farm, nationwide, etc. and get a quote .Next I go to trulia heat map and check out the crime in the area I’m interested in. I also might check out spotcrime.com or crimereports.c

    Frustrations working with a NON-INVESTOR FRIENDLY AGENT(s)!!Yes, I have to admit that working with this one real estate firm, the agents (2) to be exact have no idea what Owner Financing is! Maybe I’m not explaining what I’m trying to do; there is a property in Trenton NJ, Single family (asking ($19,900) foreclosed on the market for more than 63 days as of this recording the property was taken back by the lender according to Zillow. I inquired about this property on Thursday March 29th, I told the agent what I’m trying to accomplish.I want to buy this property as-is I’m offering $8,000.00 (needs some work) put it back on the market as-is but carry the note for 7-10 years, I want 10% down payment, and the buyers credit can be in the 600’s as long as there is no evictions and I would get a residential mortgage loan originator to make sure they can afford the monthly payment. Unless I’m wrong, there is not a bank out there that would finance this property at $19.9k, and needing repairs. (see my offer b
