Due to schools becoming in session again, the market slowed as we get into the holiday season as well. When a home buyer submits a request for repairs on a home they are buying, sometimes the process breaks down due to them getting bad advice from their friends, family or even their agent.A proper request for repairs should be about items that are health and safety concerns.     The problem:  Who can you trust within the online channels concerning downpayment assistance programs?Connor with Honor: (03:05)You get half a point of interest increase. Maybe that qualification now is 8 58, 25. And then that also corresponds, let's say the property has solar and there's an additional $300 a month on top of that, that has to be factored in as well. Maybe there's an HOA, that's two or $300 that needs to be factored in as well. And if there's MEUs tax or some kind of special assessment, bringing the property higher, as far as the tax rate goes higher than the typical 1.2, 5%. And that's a span folk just to let you know if you're looking at real estate 1.2, 5%. That's the general understanding of the property tax rate here in Los Angeles county for some properties is gonna fluctuate, could be a little bit lower, could be a little bit higher, the best way to do it.     During the past week, there have been 113 price reductions in Santa Clarita real estate. I ran all the cities in the SCV - ValenciaStevenson RanchCastaicCanyon CountrySaugusNewhallI ran all residential properties - Condos/Townhomes/Single Family Homes and looked at the price reduction data that had been published in the multiple listing service.  It was apparent that all the singular price reductions I had been seeing for the past couple of months are still ever present. Just waiting sellers. Also slow the buyer drive a little bit. We do have extra inventory on the market, uh, and by x-ray means somewhat closer to normal inventory. If you look at a historical inventory amounts, typically it takes about six months. This is known as what's, uh, known as absorption rate six months to get from the current amount of listings to zero. If none were added to the market, that's a typical market right now. We're looking at half a month to a month to deplete that inventory, maybe embarking now on two months because we have the additional units.     I have been selling homes since 1998 and I will tell you that the real estate market hasn't been funkier.
